JCDC and MBL sign contract for project site preparation

Jeddah: In an ambitious new initiative to create a vibrant global destination in the heart of Jeddah through innovative and sustainable construction methods and technologies, the Jeddah Central Development Company (JCDC), a wholly-owned Jeddah Investment Fund company (PIF), has signed a development contract with Modern Building Leaders Ltd. (MBL).

The contract, signed by Eng. Ahmed bin Abdulaziz Al-Sulaim, CEO of JCDC, and Mr. Mohammed Saleh Bin Laden, Chairman of MBL, mark the start of the first phase of the project, which will begin in the heart of Jeddah, between the Al-Salam Royal Palace and the water desalination plant.

Under the terms of the contract, MBL will carry out the project’s infrastructure and marine works, including the demolition of nearly 400 buildings within the city’s existing infrastructure. This first phase will also see the redirection of water, electricity and waste management infrastructure services, which all run 6.5 km. Dredging, marine drilling and sustainable backfilling with the same drilled materials (estimated at 4 million cubic meters) will also be carried out by MBL. This will be followed by a period of soil testing and construction site preparation, all using the latest geotechnical engineering methods, over a 1.5 square meter area. In addition, offshore berths and yacht marinas extending 2.5 km will be built, as well as floating berths in the marina itself. 1.5 km of seaside berths will also be built, while the city’s public and private beaches will be equipped with new modern facilities.

The project is characterized by its emphasis on maintaining and improving the city’s coastal and marine sites, including a 9.5 kilometer coastline, 2.1 kilometers of sandy beaches and a world-class marina to accommodate local and international yachts. The project is in line with the guidelines of the Kingdom’s Vision 2030, which aims to build a thriving economy and vibrant society and enrich the quality of life for its residents and visitors.

It should be noted that the project lands are wholly owned by PIF and there are no ownership disputes or confiscation issues.

The project development plan includes three main phases. Its modern design, which incorporates elements of traditional Jeddah architecture, meets all international construction standards.

Throughout the project, four major landmarks will be built in the heart of Jeddah: a museum, an opera house, a stadium and an oceanarium, which includes a coral farm. 10 other recreational tourism areas will also be built on this same territory.

In addition to the recreation areas and landmarks of the project, JCDC plans to build 17,000 housing units for citizens, as well as tourist resorts and hotels with more than 3,000 rooms. The project also aims to provide smart solutions to expatriates and visitors in the heart of Jeddah through the use of AI and various e-services.

The project also includes a marina and some of the most famous resorts and cafes in the world, in addition to shopping centers and solutions for the business sector.
